Garage Door Service for Landlords & Property Managers
Whether you own one rental property or twenty, I’m the contractor who answers the phone, drives the truck, and coordinates directly with your tenants. Flat-rate pricing — quoted before any work starts. Same owner-operated approach across all 21 cities I serve. Brandon McClellan, (801) 682-7586.
Why Landlords Hire Me Instead of a Chain
Most garage door companies treat landlord work the same way they treat homeowner work — they send whoever’s available, quote you whatever the dispatcher feels like that day, and you spend time chasing service tickets across multiple invoices and tech changes. That’s not how I operate.
When you call Uplifting Garage Doors, you get me directly — Brandon — no matter how many properties you own. I quote flat-rate pricing before I drive out, coordinate directly with your tenants for scheduling and access, and handle the work the same way for property 1 as I do for property 20. No rotating technicians. No commission-driven upsells. No surprises on the invoice.
The same owner-answered, repair-first, flat-pricing approach my residential customers get — applied to your rental portfolio.
Garage Door Services I Offer
I install and repair garage doors for homes and businesses across Salt Lake County, southern Davis County and Park City. Every job comes with a tune-up. I tighten loose bolts, lube the moving parts and adjust the springs if they need it, then inspect the whole door so you know its full condition. I’m licensed and insured, and the work is warranty-backed.
“Uplifting doors and people.”

What I Handle for Landlord Clients
Most landlord calls fall into a few predictable patterns. Here’s what I do across the rental property work I take on.
From emergency tenant calls to scheduled maintenance visits, here’s a quick map of the landlord-side work I take on most often. Call (801) 682-7586 if your situation isn’t on this list — odds are I still handle it.
- Emergency repairs when a tenant’s car is stuck inside. 24/7 dispatch, prioritized response, and direct tenant coordination so you don’t have to play middleman. See my emergency garage door service page for response details.
- Spring and cable replacement on aging builder-grade doors. Most rental properties built between 2005 and 2015 are now hitting first end-of-life on the original hardware. Heavy-duty 25,000-cycle springs available for high-turnover units where tenants cycle the door more than the average homeowner.
- Opener replacements when the original quits. Belt-drive for quiet operation in attached-garage rentals, chain-drive for budget-conscious detached garages, or smart openers (LiftMaster MyQ) when tenants want phone control or you want remote visibility into the property.
- Wayne Dalton Torquemaster conversions on newer-construction rentals in Daybreak, Herriman, Suncrest, and newer Riverton developments. Builder-grade Torquemasters in 2005-2020 homes fail fast — I convert them to standard torsion using parts I carry on the truck. See the Torquemaster conversion page for the full breakdown.
- Annual maintenance arrangements for landlords with multiple properties. Pricing varies by door count, opener types, and visit frequency — call to discuss what makes sense for your portfolio rather than working from a generic package.
- Same-day emergency garage door service across all 21 cities in my service area, including weekends and after-hours when a stuck door is keeping a tenant from getting to work.
- Track and roller repair on doors that have been knocked off by tenant vehicles, kids’ bikes, or general wear. I straighten what’s salvageable and replace what isn’t, and I tell you which one I’m doing before I do it.
- Weather seal and bottom seal replacement on doors letting water, snow, or mice into the garage. Cheap fix, often overlooked, and a frequent tenant complaint that’s easy to resolve before it becomes a habitability issue.
If you’ve got a tenant on the phone right now with a door that won’t open or won’t close, call (801) 682-7586. I’ll give you a real arrival window and coordinate the rest directly with the tenant.
I Coordinate Directly With Your Tenants
The biggest friction in rental property maintenance is scheduling. I take that off your plate.
You’re not at the property. Your tenant doesn’t have time to wait around. The contractor’s coming “sometime Tuesday between 8 and 4.” That’s the friction most landlords describe when I ask why they’re calling a new garage door company.
- Direct outreach to the tenant. Once you authorize the work, I call or text the tenant directly to set a real arrival window — not a four-hour block.
- Access handled on-site. If the tenant can be there, great. If they can’t, I work with them on a lock-box or coordinated entry — whatever you and the tenant have agreed to.
- Photo documentation of completed work. If you want a photo of the finished repair sent to you when I’m done, just ask — it takes me ten seconds and it gives you a record of the property condition.
- Clear invoice breakdown. You get an itemized invoice showing exactly what I did and why, so there’s no ambiguity about what the tenant’s call actually required.
- Tenant gets the same respect your homeowner customers get. No upsells aimed at the tenant, no scare tactics, no “the landlord really should replace this whole door.” I’m there to fix the issue you authorized.
- Protocol flexibility for sensitive situations. Difficult tenants, occupied units where access is tricky, or properties with security concerns — I’ll coordinate with you on the approach before I show up.
You don’t have to be there. You don’t have to forward six messages. You don’t have to play scheduler. That’s my job.

Pricing and Payment for Landlord Accounts
Same flat-rate pricing every homeowner gets — quoted before any work starts.
Landlords get the same flat-rate pricing every homeowner gets — quoted before any work starts, no hourly rates, no diagnostic fees, no surprise add-ons mid-job. The pricing for a spring replacement on your rental property is the same as the pricing for a spring replacement on your neighbor’s house.
Payment is due at completion for individual jobs. Most landlord work falls into this category — a tenant calls, I repair the door, the invoice goes to you, and it’s paid at completion or shortly after.
For property managers or landlords with three or more properties needing recurring service, account billing can be arranged. Setup is a 5-minute call — we discuss your portfolio, set up a single monthly statement, and from that point forward you get one invoice per month covering all work across your properties.
For multi-property maintenance contracts, I offer custom annual arrangements. Pricing depends on door count, opener types, visit frequency, and emergency response tier. There’s no fixed public price because the variables matter too much. Call (801) 682-7586 to discuss what makes sense for your portfolio.
Most landlords I talk to have properties spread across multiple cities. One in Sandy. Two in West Jordan. One in Bountiful. Trying to find a reliable garage door contractor in each city — vetting reviews, comparing pricing structures, hoping each one shows up — is exhausting. There is no trip charge for this service area. We do go outside these cities as well, just ask if you don’t see the city listed.
My service area is 21 cities across the Salt Lake Valley, southern Davis County, and Park City. Same phone number, same flat-rate pricing, same person answering, regardless of which property called me in.
Most addresses are 20 to 35 minutes from my West Valley City shop. I handle Salt Lake County and the surrounding markets full-time — this is what I do every day, not a side route I tack on after the local work runs out.
When a landlord with properties in three or four cities asks me to handle all of them, the answer is yes. Same flat pricing, same Brandon, same standards, whether the property is in Murray, Bountiful, or Park City.
If account billing makes sense for your situation, mention it on the first call and we’ll set it up. If it doesn’t, individual invoicing per job works fine — most landlords on my book are on that arrangement.
Why I’m Building a Landlord Practice
Honest framing about where this segment is in the business and what you can expect.
I’ve done plenty of garage door work on rental properties over the years — they’re a meaningful part of my residential book. What I haven’t had until now is a structured offer for landlords with multi-property portfolios. That’s what this page is.
- Same flat pricing as my homeowner customers. The math doesn’t change because the property is a rental.
- Same owner-answered phone. Whether you have one property or fifteen, you’re calling the same number and reaching the same person.
- Same repair-first approach. If a spring replacement and a cable swap will keep the door working another five years, that’s what I quote — not a full door replacement.
- Same documentation. Itemized invoice for every job, photo of completed work if you want one, and a clear paper trail for your accountant or property management software.
- Same standards. Property 1 and property 20 get the same install quality, the same parts, and the same follow-through.
If you’re a property manager or a landlord with two or more rentals and you’ve never been entirely happy with your garage door contractor situation, give me a call. I’ll tell you exactly how I’d handle your portfolio and what it would cost.
Built for Landlords Across Salt Lake County
I’m a single-truck operation by design. Brandon McClellan answers the phone, quotes the work, drives to the property, completes the repair, and sends the invoice. There’s no dispatcher in between, no commissioned salesperson, and no rotating tech roster — which is exactly the structure landlords with multi-property portfolios tend to want.
The other thing landlords mention is consistency. With a single owner-operator, the way I handle property one is the way I handle property twenty. Same flat rates. Same parts on the truck. Same documentation. Same response standards across all 21 cities I cover.
If that’s the contractor relationship you’ve been looking for, call (801) 682-7586. I’ll tell you honestly whether we’re a fit before either of us spends any more time on it.
Same owner. Same standards. Property one and property twenty.

Pro Tip: If you’re managing multiple rentals, an annual maintenance visit on each door catches most failures before they turn into a 9pm tenant phone call. Pricing varies by portfolio — call (801) 682-7586 to talk through what makes sense.

Ready to Talk About Your Portfolio?
I’d rather have a 10-minute phone conversation than try to capture it in a contact form.
- Call (801) 682-7586 and I’ll answer — or text the same number, also goes to me. I’ll ask about your properties, the typical service patterns you’ve been seeing, the contractor situation you’ve got now, and what you’d want from a better arrangement.
- Then I’ll tell you exactly how I’d handle it and what it would cost. Whatever we decide at the end of that call — work together or not — you get an honest answer.
- Whether you own one rental property or twenty, the conversation is the same: flat-rate pricing, owner-answered phone, direct tenant coordination, and a single contractor across 21 cities.
- Brandon McClellan, Uplifting Garage Doors. Uplifting doors and people.
