Don’t Replace Your Opener for a Sensor Problem
When a garage door won’t close properly, reverses unexpectedly, or stops mid-travel, most homeowners assume the opener is broken. The truth is, photo eye safety sensors are responsible for the vast majority of “won’t close” calls we get. Sensors get bumped out of alignment, lenses get dirty, wires get nicked, or one sensor fails — and suddenly the entire door appears broken. Most of these issues take 15-30 minutes to fix once correctly diagnosed.
We service safety sensors on every major opener brand across West Valley City, Salt Lake City, Sandy, West Jordan, Murray, Bountiful, and the rest of Salt Lake County. We diagnose the actual problem first, fix it for a flat rate, and don’t push opener replacements when a sensor adjustment is all you need. Call (801) 682-7586 and Brandon will answer personally.

Signs Your Garage Door Safety Sensors Need Repair
MOST “OPENER” PROBLEMS ARE ACTUALLY SENSOR PROBLEMS — HERE’S HOW TO TELL.
Photo eye safety sensors are required by federal law on every garage door opener manufactured since 1993. They sit at the base of each track, about 6 inches off the ground, and shoot an invisible infrared beam across the doorway. If anything breaks the beam (a person, pet, vehicle, or even a dirty lens), the door is supposed to stop or reverse. When sensors malfunction, the door behaves erratically — and most of the symptoms look exactly like an opener failure. Here’s what to watch for:
Door reverses immediately after closing. The most common sensor symptom by far. Almost always a misalignment or dirty lens issue. Quick fix in 90% of cases.
Door won’t close at all from the remote or wall button. If the opener motor runs but the door reverses or refuses to move, the sensor circuit is detecting an obstruction (real or imagined). Sensor diagnosis required.
Sensor lights are blinking or one isn’t lit. Each sensor has an LED — usually one green (sending unit) and one orange or red (receiving unit). Steady lights mean alignment is good. Blinking or unlit means a problem.
Door closes only when you hold the wall button down. This is “force close” mode, a safety override that bypasses the sensors. If you’re using it, you have a sensor problem that needs immediate attention. Don’t rely on this as a workaround.
Sun glare causes the door to refuse to close. Some sensor models malfunction in direct sunlight, especially on east- or west-facing garages in afternoon sun. Often resolved with sensor shields or replacement with sun-resistant models.
Door reverses on cold mornings. Cold-weather sensitivity in older sensors. Common on 10+ year old systems where the photo-eye lenses have degraded. Cleaning helps short-term; replacement is the longer-term fix.
Visible damage to sensor housing or wires. Lawn equipment hits, dog chews, snow shoveling, or kids playing — sensor housings get damaged. Visible damage almost always means replacement, not just adjustment.
Door closes from inside but not from outside. Indicates a remote signal issue OR a sensor that’s working at certain angles only. Diagnostic visit required to determine which.
If you’re seeing any of these signs, call (801) 682-7586 before assuming you need a new opener. Most sensor issues cost a fraction of opener replacement to diagnose and fix. Brandon answers personally and can usually schedule same-day service.
Types of Safety Sensor Problems We Diagnose
SENSOR PROBLEMS BREAK DOWN INTO FOUR MAIN CATEGORIES — EACH WITH ITS OWN FIX.
Garage door safety sensor issues fall into a few distinct categories. Knowing the type matters because the fix is different for each. Here’s how we approach diagnosis:
- Alignment Issues. The most common problem we see — accounts for roughly half of all sensor calls. The two sensors must be pointed directly at each other for the infrared beam to connect. Lawn equipment, kids, pets, or even an accidental kick can knock them out of alignment. Realignment is typically a 10-15 minute fix and doesn’t require any parts.
- Dirty or Obstructed Lenses. Dust, cobwebs, salt residue, mud, and even spider webs on the sensor lenses block the beam. Common after seasonal weather changes or in garages used for landscaping equipment storage. Cleaning is included as part of every service call. Sometimes that’s the only thing needed.
- Wiring Damage. The thin wires running from each sensor up to the opener can get cut by lawn tools, chewed by rodents, pinched in tracks, or damaged by snow shovels. Wiring repairs require splicing or replacement and are slightly more involved than alignment but still usually same-day work.
- Failed Sensor Units. Older sensors (8-15+ years) eventually fail outright. The LED won’t light, the unit won’t transmit, or one sensor works while the other doesn’t. Replacement is straightforward — modern sensors are largely standardized across brands. We carry replacement units for LiftMaster, Chamberlain, Genie, and Marantec systems.
We diagnose the actual issue first, then quote a flat repair price. Most sensor problems are resolved in a single visit. Call (801) 682-7586 to schedule.

Common Garage Door Safety Sensor Symptoms
Recognizing the symptom helps identify the fix. Here are the six most common sensor problems we diagnose across Salt Lake County.
Each photo eye sensor symptom points to a specific underlying cause. We start every visit with a full diagnostic of both sensor units — sender and receiver — before quoting a price. That way you know exactly what’s wrong and what the flat repair price covers.
Most sensor problems share a few telltale signs: the door reverses when closing, sensor LEDs blink, the door refuses to close at certain times of day, or visible damage appears on the sensor housing or wires. The cards below match real symptoms to real fixes.
We carry replacement sensors for every major opener brand, so most diagnoses end with a same-day repair. Call (801) 682-7586 and Brandon will walk you through what you’re seeing — many sensor issues can be narrowed down before the truck even arrives.
Most common sensor symptom by far. The door starts to close, then reverses back to open. Usually a misalignment between the two photo eye sensors or a dirty lens blocking the infrared beam. Quick alignment and cleaning resolves this in roughly 90% of cases.
Each sensor has an LED. Steady lights mean alignment is good. Blinking lights mean the beam is being interrupted — usually misalignment, dirty lenses, or a wiring issue. We diagnose which during the service call. No more guessing what the blinking pattern means.
Some sensors malfunction in low light or after dark, especially older units with degraded photo-eye lenses. Cold-weather sensitivity adds to the problem on Utah winter nights. Cleaning helps short-term; replacement with newer sensors is the permanent fix.
East- and west-facing garages in afternoon sun sometimes have sensors that misread direct sunlight as an obstruction. Resolved with simple sensor shields or replacement with sun-resistant models. Common on Sandy and Bountiful homes with morning or evening sun exposure.
The thin wires running from each sensor to the opener get cut by lawn tools, chewed by rodents, or pinched in door tracks. Visible damage usually means a wiring repair or sensor replacement — not just adjustment. Same-day repair in most cases.
When one sensor’s LED is on but the other is dark, you have a failed sensor unit, a wiring break to that sensor, or a dead receiver. Most common on systems 10+ years old. We carry replacement sensors for all major opener brands so we can usually fix this in a single visit.
Why Professional Sensor Diagnosis Matters
SENSOR ISSUES LOOK SIMPLE — BUT MISDIAGNOSIS COSTS HOMEOWNERS HUNDREDS IN UNNECESSARY OPENER REPLACEMENTS.
Many homeowners replace working garage door openers because they couldn’t diagnose a sensor problem correctly. Other companies sometimes encourage this because opener replacements are higher-margin than sensor repairs. Professional diagnosis prevents both mistakes. Here’s what you get:
- Accurate diagnosis. We test the actual sensor circuit, check both LED states, verify wiring continuity, and confirm whether the issue is alignment, lenses, wires, or a failed unit. No guessing, no replacing-and-hoping.
- Right-sized fix. If alignment solves the issue, we don’t sell you new sensors. If lens cleaning is enough, we don’t replace working units. If the issue is genuinely a failed sensor or damaged wiring, we fix that specifically — not the entire opener.
- Compatibility expertise. Sensor compatibility varies by opener brand and age. We carry replacement sensors that work with LiftMaster, Chamberlain, Genie, and Marantec systems. Generic universal sensors sometimes work but often introduce new issues — we use brand-matched parts.
- Safety verification and wiring fixes done right. After any sensor work, federal safety standards require auto-reverse function testing. We verify the door reverses correctly under load (using a 1-1/2 inch object on the floor) and adjust force settings if needed. Sensor wiring repairs need proper splicing techniques (or replacement of the run) — not just twisted-together wires that fail again in a season. We splice with weatherproof connectors or replace the wire run depending on damage extent.
For most Salt Lake County homeowners, professional sensor diagnosis costs less than half of what an unnecessary opener replacement would. Call (801) 682-7586 for honest diagnosis before assuming you need a new opener.
