Why Brand Knowledge Matters
Most garage door companies treat every door the same way. They show up with one type of spring, one type of opener part, and one approach to every job. When the door on your house has a Wayne Dalton Torquemaster system and the tech only knows standard torsion, you end up with the wrong fix or a sales pitch for a full replacement you don’t need.
I service every major brand in the residential market. That doesn’t mean I’m a generalist — it means I know which springs match which Clopay door, which LiftMaster opener firmware updates fix which intermittent issues, and which Wayne Dalton models have the Torquemaster failure pattern that requires conversion instead of repair. Brand-specific knowledge means I show up with the right parts and the right approach.

Garage Door Services I Offer
I install and repair garage doors for homes and businesses across Salt Lake County, southern Davis County and Park City. Every job comes with a tune-up. I tighten loose bolts, lube the moving parts and adjust the springs if they need it, then inspect the whole door so you know its full condition. I’m licensed and insured, and the work is warranty-backed.

Garage Door Manufacturers I Service
CLOPAY — THE MOST COMMON DOOR ACROSS SALT LAKE COUNTY.
Clopay is the most common residential garage door I see across Salt Lake County. They’re the volume leader for builder-grade installations in subdivisions built from 1995 through today — and they’re the only major brand with a fully U.S.-based supply chain, which matters for parts availability when you need a panel replacement on a 12-year-old door.
- Section replacement on older Premium series doors where panels have warped from temperature cycling.
- Spring replacement on the Clopay Classic Collection and Coachman Collection (most common in 2005-2015 builds).
- Weather stripping replacement on doors approaching 10+ years old.
- Brandon’s note: Clopay parts are widely available, which is why most repair-vs-replace conversations on Clopay doors land on repair. If your Clopay door has a single broken panel or worn springs, replacement parts are usually in my truck or a same-day order away.
- AMARR. Second most common brand. Strong residential lineup, especially the Stratford Collection and Hillcrest Series found across many Sandy, Draper, and South Jordan neighborhoods. Slightly heavier doors than Clopay’s equivalent models, which means spring sizing matters more on Amarr installations. What I see most often: spring replacement where original builder-spec springs were undersized for the door weight (common Amarr pattern); roller replacement on Amarr’s nylon-roller hardware after 8-12 years; hinge tightening and adjustment on older Stratford doors. Brandon’s note: Amarr springs are sized differently than Clopay equivalents. If a previous tech replaced springs with generic “standard” springs without checking the actual door weight, the new springs often fail within 1-2 years. I size springs to the actual measured door weight, not to what a parts catalog assumes.
If your Torquemaster has already failed, the conversion takes 1 hour and uses parts we carry on every truck. Brandon answers (801) 682-7586 personally and can usually schedule same-day service across Salt Lake County.

Garage Door Manufacturers, Continued
WAYNE DALTON, HORMANN, AND MARTIN.
WAYNE DALTON. Wayne Dalton is where my Torquemaster Conversion specialty comes from. The Torquemaster system was their flagship spring design used heavily in 2000s-2010s builder installations — and the low cycle rating (5,000-7,000 cycles vs 10,000-15,000 for standard torsion) means thousands of newer-construction homes in Daybreak, Herriman, Suncrest, and similar 2005-2020 subdivisions are hitting Torquemaster failure now, much earlier than homeowners expected.
What I see most often on Wayne Dalton: Torquemaster system failure on newer-construction homes — the loud bang at 6am call. Standard torsion conversion when Torquemaster fails (it’s almost always the right call vs trying to repair). Section replacement on Wayne Dalton’s Classic Steel and Model 9100 series.
Brandon’s note on Wayne Dalton: If your Wayne Dalton door uses a Torquemaster system, that’s a fast-failing builder-grade design — not a sign your door is at end of life. The door itself is usually fine. We convert the Torquemaster to standard torsion using parts I carry on every truck, and the door has another 15-20 years of service in it.
HORMANN. Hormann is the German-engineered option, more common in high-end Park City, Holladay, and Cottonwood Heights installations. Excellent build quality, longer service life on most components — but parts availability can be slower since most components ship from European suppliers.
What I see most often on Hormann: Cable replacement on older Hormann residential doors. Weather seal replacement on doors approaching 15+ years. Specialty hardware adjustment on Hormann’s higher-end carriage-style doors. Brandon’s note: Hormann doors generally outlast their competitors by 5-10 years if maintained. If you have a Hormann door, the conversation is usually “let’s maintain what you have,” not “let’s replace it.” Parts wait times are sometimes 5-7 days for non-stock items — I’ll tell you upfront when an order is needed.
MARTIN. Martin Garage Doors are less common in the Salt Lake market but show up in custom-home installations across Park City, Sandy’s higher-end neighborhoods, and parts of Draper. They specialize in heavy-duty residential doors, including oversized three-car and four-car configurations. Safety sensor work on Martin systems is the same as any major brand.
What I see most often on Martin: Spring replacement on Martin’s heavy-duty residential lineup (these doors are heavier than standard, so spring sizing is critical); track and roller maintenance on oversized doors; repair on Martin’s specialty hardware (drum-driven systems, custom configurations).
Brandon’s note on Martin: Martin doors are built heavier and have wider tolerances on spring spec. If your Martin door has had repeated spring failures, it’s usually a sizing issue from a previous installer — not a sign the door is failing.
The most common residential opener brand across the Salt Lake market, especially 2010-present builder installations. Owned by the same parent company as Chamberlain, positioned slightly upscale with stronger commercial and prosumer lines. MyQ connectivity issues, logic board failures, and drive belts are the top three calls.
Consumer-retail sibling of LiftMaster — same parent company, slightly different product positioning. Most Chamberlain openers sold at retail end up in DIY installations, which means installation-quality issues alongside standard wear patterns. Sometimes the fix is just adjusting force settings and recalibrating the unit.
Third major residential opener brand, with a meaningful installed base in older Salt Lake homes (1985-2005). Original screw-drive opener manufacturer. A lot of older Holladay, Murray, and Salt Lake City homes still have original Genie screw-drive units running for 30+ years. Most need a $40 part, not a $400 replacement.
Garage Door Opener Manufacturers I Service
LIFTMASTER, CHAMBERLAIN, GENIE, AND MARANTEC.
There are four opener brands I service most often across Salt Lake County. Each has its own failure patterns, its own quirks, and its own parts-availability picture. Here’s how I handle each one:
- LIFTMASTER — What I see most often: MyQ connectivity troubleshooting (firmware updates, Wi-Fi pairing, app issues) — usually fixable without replacing the opener. Logic board failure on the 8500 wall-mount and 8557 belt-drive units. Drive belt or chain replacement on residential models after 10-15 years. Sensor alignment and replacement on the safety eyes. Brandon’s note: LiftMaster openers usually last 15-20 years if the drive system is replaced once around year 10. Most “the opener is dying” calls turn out to be a single failed component — sensor, capacitor, or drive belt — not a full opener replacement.
- CHAMBERLAIN — What I see most often: Improper force-setting adjustments from DIY installations (door reverses unexpectedly, opener motor overworks). Wi-Fi and smart-home integration issues. Capacitor failure on older units (10+ years). Sensor wiring problems where DIY installations spliced wires incorrectly. Brandon’s note: A Chamberlain opener installed correctly will last as long as a LiftMaster. The difference is most Chamberlains were installed by homeowners, so I see more installation-related issues than wear-and-tear issues. Sometimes the fix is just adjusting force settings and recalibrating the unit.
- GENIE — What I see most often: Screw-drive lubrication and screw replacement on older units (the screw itself wears, not the motor). Logic board replacement on the 2024-series and other older models. Sensor and safety beam replacement (the older sensor designs fail at higher rates than current designs). Full opener replacement when a 30-year-old unit finally gives up. Brandon’s note: If you have an older Genie screw-drive opener that’s still running, it’s worth fixing. They’re nearly indestructible once you replace the drive screw — and the parts are widely available. I’d rather replace a $40 part than sell you a $400 opener for a unit that has another 10 years in it.
- MARANTEC — What I see most often: Drive belt replacement on Marantec’s belt-drive residential models. Logic board service on older units. Hand transmitter (remote) programming and replacement. Brandon’s note: Marantec is the European specialty opener, common on Hormann doors and high-end installations across Park City, Cottonwood Heights, and the foothill neighborhoods. Quieter and smoother than the mainstream American brands, but with the same parts-availability tradeoff Hormann has. If you’ve had trouble finding someone who can service your Marantec, call me directly — I keep service documentation and common parts for the residential lineup.
Repair only makes sense in two cases: the door is going to be replaced in the next 1-2 years anyway, or the home is being sold and you just need it functional for inspection. For everyone else: convert.
What I See On Each Opener Brand
Most “the opener is dying” calls turn out to be a single failed component — sensor, capacitor, or drive belt — not a full replacement. Across all four opener brands, the diagnostic process is the same: test the safety sensors, check the logic board for fault codes, inspect the drive system, and verify the force settings. If a part can be replaced for under $100, I replace the part.
For LiftMaster and Chamberlain — the most common brands in 2010-present builder installations — I stock safety sensors, drive belts, gear assemblies, and the most common logic boards on the truck. For Genie, screw-drive parts and remotes are next-day from local suppliers. For Marantec, residential parts ship from regional distribution and usually arrive in 3-7 days.
If you don’t know what opener brand you have, look at the back panel of the motor unit — the brand and model number are printed on a label. If you can text a photo to (801) 682-7586, I can usually identify the unit and tell you the most likely issue before driving out.
Across our service area — Salt Lake County, southern Davis County, and Park City — most opener service calls finish in under an hour with parts I have on the truck. If the unit needs a logic board or other special part that’s not in stock, I order it and schedule a return visit at no additional trip charge.
I also service custom and oversized doors and commercial garage doors from these manufacturers when needed — the same brand-specific knowledge applies to bigger and heavier doors, just with different spring sizing and opener spec.
Call (801) 682-7586 and I’ll tell you what to expect for your specific opener brand. Most diagnostics happen over the phone.
Why Brand-Specific Knowledge Matters For Your Repair
The garage door industry isn’t well regulated. Anyone with a truck and a logo can claim to service “all major brands.” What that usually means in practice is they show up with one type of spring and one approach to every job — and if your door doesn’t match what they brought, you get either the wrong fix or a sales pitch for a full replacement. I size springs to your specific door’s measured weight (not a parts-catalog estimate), stock parts for the brands I service most often, and know which Wayne Dalton models need Torquemaster conversion vs which can be repaired in place. Brand-specific knowledge is the difference between a 45-minute fix and a 3-hour troubleshoot. If your door has a brand I haven’t listed above and you’re not sure if I service it, call (801) 682-7586. I service every major residential brand and most commercial brands.
I focus on long-term reliability across every brand I service.

Pro Tip: If your spring broke overnight, don’t use your opener — even once. Modern openers can be damaged by trying to lift a 200lb door with a broken spring. Call before opening.
